Inland from the coast, the hills above the Peninsula hold a handful of private, gated communities built on a different premise from the villages below. Where Carmel and Pacific Grove are dense and walkable, these are the opposite: long approach drives, large parcels, and houses sited for privacy and a view corridor rather than for a street.

They also sit above the marine layer for much of the year. Buyers who want Peninsula proximity with more sun, more land and more seclusion tend to look here, and accept the trade — you drive to everything.

Each is a private community with controlled entry, which shapes both daily life and resale.

Above the Fog

Elevation and distance inland mean noticeably more sun than the coastal villages.

Large Parcels

Acreage rather than lots, with houses placed for privacy and a view rather than a frontage.

Substantial acreage is held as open space, particularly at The Preserve — a defining feature.

Golf and Clubs

Several are built around private golf and club facilities, with membership handled separately from the house.

Association rules and architectural review govern what can be built and altered.

Read the association documents before the floor plan

In a gated community the governing documents matter as much as the house. Design review, building envelopes, association dues and — where a club is involved — how membership is structured and whether it transfers all bear directly on cost and on what you can do after closing. Because parcels are large and rural in character, water supply, septic arrangements, road maintenance and fire access are live questions here in a way they are not in the villages.

How they differ from one another

They are not interchangeable. They vary in elevation, in how much land is conserved versus developable, in whether golf is central to the community, in drive time to Monterey and Carmel, and in the character of the architecture. Choosing between them is usually a question of how far from the coast you are willing to live and how much governance you want.
