Pebble Beach is not a town. It is an unincorporated community set inside the Del Monte Forest, reached through gated entrances along 17-Mile Drive, and that single fact shapes almost everything about owning here. There are no through-routes, few sidewalks, and the canopy of Monterey pine and cypress is protected — so the built environment stays deliberately subordinate to the landscape.
The housing stock divides broadly into ocean frontage along the Drive and forest-interior estates set back among the trees. Lots are generous by Peninsula standards, and the architecture runs from 1920s Mediterranean and Tudor through mid-century work to contemporary glass and stone. Exterior changes are subject to architectural review, which is much of why the forest still reads as one coherent place.

Position within the forest matters as much as the house itself. A property on the ocean side of 17-Mile Drive is exposed both to weather and to the traffic of the Drive; an interior estate trades the water view for privacy, shelter and a larger envelope. Fog patterns differ noticeably between Spanish Bay at the north end and the Lodge area further south, and a lot’s orientation to the tree line determines how much light the house actually gets.
Because exterior work is reviewed and the canopy is protected, buyers planning to remodel or rebuild should understand the approval process before they write an offer rather than after.
Living in the Forest
The Lodge at Pebble Beach and The Inn at Spanish Bay anchor the resort side of the community. Carmel-by-the-Sea is minutes south through the Carmel gate and Pacific Grove minutes north, so village shopping and restaurants are close without being adjacent.
