Seaside and Marina sit along the northern curve of Monterey Bay, on the dune shelf above a long run of open beach. They are the two places on the Peninsula where an ordinary budget still buys proximity to the water, and that single fact drives most of what happens here.

The housing reflects a different history from the villages to the south. Much of the stock is post-war — single-storey homes on regular lots, built quickly and at scale — with newer subdivisions and townhome developments filling in around them. There is also genuine new construction, which is rare elsewhere on the Peninsula, along with larger parcels of former military land that continue to be redeveloped.

Two towns, and they are not the same market

Seaside climbs the slope behind the bay, so a good part of its stock carries a water view and it sits closer to Monterey. Marina is flatter, newer on average, and further north along the dunes. Buyers weighing the two should look carefully at elevation and view, at the age and condition of post-war construction, and at how close a given parcel sits to land still under redevelopment — that last point can cut either way, and it is worth understanding before rather than after.

Living on the north shore

The beach runs for miles and is rarely crowded. Monterey is minutes south for the waterfront and downtown, Pacific Grove just beyond it, and the highway makes the rest of the bay straightforward to reach.
