The Village

A single square mile, deliberately unchanged

Carmel-by-the-Sea sits between Pebble Beach and Point Lobos, and almost everything about how it looks today is the result of a decision not to modernize. There are no streetlights, no parking meters and no neon. Houses carry names rather than street numbers, and residents collect their mail from the post office — a convention the village has kept since its earliest years.

For buyers, the practical consequence is that Carmel’s housing stock is unusually varied for so small a place. Hugh Comstock’s storybook cottages from the 1920s sit within a few blocks of Mediterranean courtyard homes, mid-century post-and-beam, and restrained contemporary work by regional architects. Lots are small, mature trees are protected by ordinance, and height limits are closely enforced.

Location within Carmel matters more than square footage

A cottage a few blocks up from Ocean Avenue lives very differently from a comparable house on the south side near the Mission, and a property on the ocean block of Scenic Road is a different asset class again. Proximity to the beach, the slope of the lot, and whether the trees give you filtered light or full shade all move value here in ways that never show up in a price-per-square-foot comparison.

Living in Carmel

Ocean Avenue runs from the highway down to the beach, and the commercial blocks along it hold most of the village’s restaurants, galleries and tasting rooms within an easy walk of one another. Point Lobos sits a few minutes south toward Carmel Highlands, Carmel Valley‘s vineyards are a short drive inland, and the Peninsula’s golf begins immediately north through the Pebble Beach gate.
